Project Description:
The applicant proposes to place fill and regrade, construct a 56,000 squarte foot commercial retail
building, construct a parking area and install storm water drainage structures near tidal wetlands. The project also involves
the filling of an unregulated pond on the site. The project requires a lot coverage variance and a variance for a commercial
non-water dependent use near a tidal wetland. Vegetative plantings and buffer areas are proposed as mitigation for the variances.
The project is located at 465 Atlantic Avenue, Oceanside, Town of Hempstead, Nassau County.
